Treatment of termite infested building requires high degree of expertise. The work in voles not only the eradication of termite infestation.  But also preventive measure against pre infestation. Hence Post Construction Termite Treatment is pirmarily a CURATIVE CUM –PREVENTIVE measures. The treatment as per the ISI Specification will be done in the following stage: 

SOIL TREATMENT 

The object of soil treatment is to establish chemical (toxic) barrier between the termites in the soil and the building to be protected. Basically, it consists of treating the soil adjacent to soil or under the building with a chemical toxicant, which kills or repels termites. Water emulsion of one of the chemical given in 4.1 shall be used in soil treatment and applied uniformly at the prescribed rate. 
TREATMENT ALONG OUTSIDE OF FOUNDATIONS 

The soil in contact with the external wall of the building shall be treated with chemical emulsion at the rate of 7.5 liter per liner meter of the vertical surface of the sub –structure to a depth of 300mm. To facilitate this treatment a shallow channel shall be excavated along and close to the wall face. The chemical emulsion shall be directed towards the wall at 1.75 liters per running meter of the channel.  Rodding with 12 mm diameter mild steel rods at 150mm apart shall be done in the channel if necessary for uniform dispersal of the chemical to 300 mm depth from the ground level. The balance chemical of 0.5 liters per running meter shall then be used to treat the backfill earth as it is returned to the channel directing the spray towards the wall surface. If there is a concrete or masonry apron around the building, approximately 12mm diameter holes shall be drilled as close as possible to the plinth wall at 300mm apart, deep enough to reach the soil below and the chemical emulsion pumped in to these holes to soak the soil below at a rate of 2.25 ltr. per linear mtr.

NOTE- In soil, which do not allow percolation of chemicals to the desired depth. The uniform dispersal of the chemical to a depth of 300mm shall be obtained by suitably modifying the mode of treatment depending on the site condition. The dosage of 2.25 liters per linear meter shall however remain the same  

Termite Treatment

The treatment described in applies to masonry foundation. In the case of RCC foundation, the soil (backfill earth) in contact with the column sides and plinth beams along the external perimeter of the building shall be treated with chemical emulsion at the rate of 7.5 l/m2 of the vertical surface of the structure. To facilitate this treatment, ranches shall be excavated equal to the width of a shovel exposing the sides of the column and plinth beams up to a depth of 300mm or up to the bottoms of the plinth beams if this level is less then 300mm. The chemical emulsion shall be sprayed on the backfill earth as it is returned into the trench directing the spray against the concrete surface of the beam of column as the case may be. If there is a concrete or masonry apron around the building, approximately 12mm diameter holes shall be drilled as close as possible to the plinth wall about 300mm apart, deep enough to reach the soil below and the chemical emulsion pumped into these holes to sake the soil below at the rate of 2.25 liters per linear metre.

TREATMENT OF SOIL UNDER FLOOR 

The points where the termites are likely to seek entry through the floor are the cracks at the following locations: 
At the junction of the floor and walls as a result of shrinkage of the concrete;
On the junction of the surface owing to construction defects;
At the construction joints in a concrete floor, cast in section; and
Expansion joints in the floor.
Chemical treatment should be provided within the plinth area of the ground floor of the structure wherever such cracks are noticed, by drilling 12mm vertical holes at the junction of floor and walls, constructional and expansion joints mentioned above at 300mm interval to reach the soil below. The chemical emulsion is squirted into these holes until refusal or up to a maximum of one liter per hole. The holes shall be sealed. In general, the idea is to change the soil below the floor at the location of cracks with toxicants so that termites in the soil are denied with toxicants so that termites in the soil are denied access though such crack and opening in the floor.

TREATMENT TO VOIDS IN MASONRY

Termite are known to seek enter in to masonry foundation and work their way up to through voids in the masonry and enter the building at ground and upper floors. The movement of the termite though the masonry walls may be arrested by drilling holes in the masonry wall at plinth level and squirting chemical emulsion into the holes to soak the masonry. The holes shall be drilled at a downward angle of about 45 preferably from both side of the plinth wall at approximately 300mm intervals and emulsion squired though these holes to soak the masonry using a hand operated pressure pump. This treatment shall also be extended to internal walls having foundations in the soil. Holes shall also be drilled at critical points, such as wall corners and where door and window frames are embedded in the masonry or floor at ground emulsion shall be squirted through the holes till refusal or to a maximum of one liter per hole. The treated holes shall then be sealed. Treatment at point of contact of woodwork All existing woodwork in the building which is in contact with the floor or walls and which is infested by termites, shall be treated by spraying at the points of contacts with the adjoining masonry with the chemical emulsion of woodwork and masonry and squirting chemical emulsion into these holes till refusal or to a maximum of half a litter per hole. The treated holes shall than be sealed.

TREATMENT OF WOODWORK

For the purpose of treatment, woodwork may be classified as follows:

This is damaged by termites beyond repair and need replacement and which is damaged slightly by termites and does not need replacement. 

The woodwork, which has already been damaged beyond repairs by termites, shall be replaced. The new Timber shod be dipped or liberally brushed at least twice with chemical in oil kerosene. All damaged woodwork, which does not need replacement, shall be treated as indicated in. Infested woodwork in CHAUKATS, Sofested woodwork as Chaukats, shelves, joints etc, in contact with the floor or the walls shall be provided with protective treatment holes of about 3mm diameter with downward slant to the core of the woodwork on the inconspicuous surface of the frame these holes should be at least 150 mm center to center and should cover the entire frame work. 

TERMINATION OF TERMITE RUNWAYS/TUBES

This treatment shall be carried out in a through manner seeking the termites from their eouts, such as celling, behind wooden paneling, inside electric wires, switch boards Water base chemical shall be sprayed over and above all the termite runways/mud. After 15 minutes these treated runways shall be removed from the existing solution. 

TREATMENT OF ELECTRICAL FIXTURES

Disinfestations in electrical fixture (like switch boxes in the wall) is noticed, covers of the attach boxes shall be removed and Inside of such boxes shall be treated liberally with mice dust. The covers of the switch boxes shall be reaffixed after dusting. 

SERVICE GUARANTEE

After complete measure as mentioned above are backed up with the service guarantee of THREE YEARS from the date of completion of work. If unlikely reifications occur during reguarantee period, the same shall be treated on free of cost basis. 

INSPECTION

The company undertakes periodical inspection of the treated area after the full execution Post Construction Termite Treatment. The inspection continues till, the service guarantee period of THREE YEARS.

CHARGES

Rates are quoted on the basis of plinth area, upper floor area, treatment of wooden fix frame & furniture, electric switch boards, conduits, soil treatment, open area treatment for stroking “TERMITE MOUNDS’’ If any etc. However the actual estimate shall be given by after the inspection of the premises, assessing the gravity and the magnitude of infestation and the choice of chemical. 

CHOICE OF CHEMICAL

Chemical used for termite treatment is Chloropyriphos 20 %EC. Indian Standards.

SOIL TREATMENT
 
Soil treatment should start when foundation trenches and ready to take mass concrete in foundation. Lying of mass concrete should start when the chemical emulsion has been absorbed by the soil.
TREATMENT FOR TERMITE ROOF BARRIER AT DPC LEVEL
The bottom surface and the sides (up to a height of about 300mm) of the excavation made for masonry foundations and basement shall be treated with the chemical at the rate of 5 liters per square meter surface area.  After the masonry foundations and retaining wall of the basements come up, the backfill in immediate contact with the foundation structure shall be treated of the vertical surface of the sub –structure for each side.

The top surface of the consolidated earth within plinth walls shall be treated with chemical emulsion at the rate of 5 liters per square meter of the surface before the sand bed sub-grade is laid.  

TREATMENT AT THE JUNCTION OF THE WALLS AND THE FLOOR 

To achieve continuity of the vertical chemical barrier, a small (before laying the sub grade) and rod holes made in the channel up to the ground level 150mm apart chemical emulsion is poured at a rate of one liters per liner meter. of the vertical surface. 

TREATMENT O SOIL ALONG EXTERNAL PERIMETER OF BUILDING 

After the building is complete, the earth along the external perimeter of the building should be rode at intervals of 150mm and to a depth of 300mm and chemical emulsion is poured along the wall at the rate of 5 liters per liner meter of vertical surface.

TREATMENT OF SOIL SURROUNDING PIPES, WASTES AND CONDUITS

When pipes, wastes and conduits enter the soil inside the area of the foundations, soil surrounding the point of entry shall be loosened around each of such pipes, wastes or conduits for a distance of 150mm and to a depth of 75 mm before treatment is commenced. When they enter the soil external to the foundations, they shall be similarly treated or a distance of over 300mm unless they stand clears of the walls of the building by about 75mm. 

SERVICE GUARANTEE

The entire execution as mentioned above is backed up with the service guarantee of SEVEN YEARS from the date of execution. If during the said period reification of termites occurs the same shall be treated area.
 
INSPECTION

Company undertakes periodical inspection of the treated premises as per the schedule rough out the guarantee period without any extra cost to the owner.

Chemical used for termite treatment is Chloropyriphos 20% EC. Chemical is recommended India Standards Institution.
